FOR INVESTMENT PROPERTY OWNERS

Investment Property in Default? You May Still Have Options.

For owners of non-owner-occupied properties evaluating practical options after a Notice of Default.

Several practical paths may be worth considering.

There is no single response to a property in default. The best course depends on the equity, condition, income, foreclosure timeling, and what you ultimately want to accomplish. There are three strategies we may be able to help you evaluate.

Keep and Stabilize

Financing may be available to help address the default, fund needed repairs or stabilization, and give you time to retain or reposition the property.

Improve, then Sell

Financing repairs or stabilization before selling may improve the property's marketability and give you a better exit than selling immediately as-is.

Sell As-Is

If keeping the property no longer makes sense, an orderly sale may allow you to exit before the foreclosure process advances further and preserve flexibility in the sale process.

A Simple Way to Understand Your Options.

Start with the guide, then share your goal. We'll review the property and timeline and help you understand which paths may be realistic.

01Review the Guide

Start with a concise overview of the main strategies that may be worth considering for an investment property income in default.

02Tell us Your Goal

Let us know what you are trying to accomplish-keep the property, stabilize it, sell it, improve it first, or simply understand what may be possible.

03Review the Property and Timeline.

We look at the property, available public information, the foreclosure timeline, and your onbectives to identify which paths may be realistic.

04Choose Your Next Step.

If one of our services appears useful, we can explain how it works. If it does not, we will tell you.

Common questions

Answers to common questions about your options and how we work. Have another question? Contact Jordan or Skip for a conversation about your property.

Do I have to sell my property?

+

No. Selling is one possible path. Depending on your goals and the property’s circumstances, you may want to explore keeping and stabilizing it, making improvements before selling, or selling as-is. We can discuss which options may be practical for your situation.

Can I get financing if my property is in default?

+

Business-purpose financing may be an option for some investment properties. Skip can evaluate the property, existing debt, equity, intended use of funds, and repayment plan. Approval and terms depend on that review. Financing is not guaranteed.

Does my property need to be in good condition?

+

No. You can contact us about a property that needs repairs, is vacant, or is not producing enough income. Its condition helps us evaluate which financing, stabilization, or sale options may be practical.

Can you help me sell without making repairs?

+

Jordan can discuss listing the property as-is and how its condition may affect pricing and buyer interest. We can also compare that approach with making improvements before selling. You do not need to commit to repairs before starting a conversation.

What if a trustee sale has already been scheduled?

+

Let us know the scheduled date when you contact us. The time available affects which options may be practical. We cannot promise to postpone or stop a sale, arrange financing, or complete a transaction before that date.

What information do you need to get started?

+

Start with the property address, whether it is occupied or vacant, its general condition, your goal, and any known sale date. Approximate debt and property value can help later. You do not need to send mortgage statements or a copy of your default notice for an initial conversation.

Still have questions?

Tell us a little about your property and what you want to accomplish—keeping it, making improvements, selling, or understanding your options. An initial inquiry does not commit you to borrowing, listing, or selling. Please do not include financial account numbers or sensitive documents.

The form is there for questions, not commitments.
